As condo owners with 20 years marketing and customer service experience, Take a Peak Lodging rents 100% of our Owner’s condos directly to our guests through our direct advertising. We do not wholesale any of our properties so that you will get the most profit for your unit. In order to help offset the overhead costs of marketing your property, we only ask for a couple nights of free use of your property per year.
Developed by owners for owners, Take a Peak Lodging offers the personal touch of a “rent-by-owner” unit along with the sophistication of 24/7, online, real-time booking for you and your guests. Our goal is to reduce your stress and raise your profit by attracting guests to your condo and by giving them a vacation experience that keeps them coming back.
TAKE A PEAK AT WHAT WE HAVE TO OFFER:
• 75/25 split for our owners:
Take a Peak Lodging offers a low commission rate of a mere 25%. Our commission includes taking reservations via the internet or phone, paying credit card fees, cleaning, performing unit inspections, collection and paying of taxes, emergencies, and the general management of your property. We also offer an even lower commission rate of just 20% if an owner finds their own guests. We’ll still take care of their check-in, collection of payment, cleaning, unit inspections, etc. and any emergencies.
• 24/7 online, real-time booking:
All our guests have the ability to view all of our units and book them online 24/7. As owner’s you will be able to log on to our website to view your statements at any time plus see your calendars to view past, present, and future reservations. This is a great tool for tracking the success of your unit.
• Personalized marketing techniques:
With 20 years experience in Marketing we have developed some techniques that have shown to be a success in our condo and will pass them onto our owners. After signing with Take a Peak Lodging, our Design Team will sit down with you to develop an individualized marketing strategy to fit your needs.
• Interior design consultation & implementation:
The Take a Peak Lodging Design Team will personally meet with you to take a tour of your property in order to provide suggestions on the improvement of your unit. We will then work closely with you to make your condo fit the personality you’ve chosen to portray to your guests.
• Listing on top vacation rental web sites:
Besides being listed on our website, your property will also be listed on a variety of other top vacation rental websites in order to increase your reservations and revenue.
• Complete Guest Services:
We are happy to be teaming up with our friends at Book By Owner Inc. vacation rental services to help provide quality guest services. It all starts with a convenient and easily accessible check-in location 24/7 for your guests. Rest assured, your unit will be professionally cleaned and inspected after every use. No daily maid service is offered, but we do offer mid-stay cleanings for the longer stays if your guest so chooses. If any concerns or emergencies arise during your guests’ stay, or they just need information on area activites, our friends at Book By Owner Inc. are available 24/7 to assist them. We will also keep you well informed of any maintenance issues and take care of them if you would like. We’ll send out a handyman first to see if it can be fixed at a lower cost before hiring a professional.
• No Annual Linen Fees.
• Screening of all guests:
All guests are contacted personally as soon as they make a reservation in order to screen out ineligible or questionable guests.
• No Pets/No Smoking Rule strictly enforced.
• Local Area Discounts:
We have the capability of offering discounts at convenient locations for all of your ski, snowboard and bike rentals. We are also proud to be able to offer discounted lift tickets for Keystone, Breckenridge, A-Basin, Vail, Beaver Creek and Copper Mountain. All discount and lift ticket vouchers will be provided in the guests’ check-in packet.
• Guests choose the unit:
Your guests will know exactly what accommodations they are reserving. Every unit will have an informative description along with many quality photos. We believe that the better your property looks, the more reservations and revenue it will bring in. The better your guests are informed on where they are the staying and what to expect, the higher the possibility of them returning.
• We cover all accidental damage:
Any accidental damage is covered by Take a Peak Lodging. For any intentional damage, we will do our best to recover the cost for you. Ultimately, the owner’s are responsible for the costs to repair damage due to intentional acts of the renter if we have exhausted our options to recover the cost of the damage.
• Owner Use:
We allow owner’s to use their property at any time without any advance notice. As long as it’s available, it’s no problem. Just make sure that we are aware of when you want to use your property, so that we don’t encounter any double bookings. This is easily done through our Owner Web access.
• Competitive Pricing:
We will research and look at comparisons with our competitors to determine the seasonal pricing for your property. Owner’s are allowed to have input on the pricing and we are willing to make adjustments according to your individual goals.
